dc.description.abstract The topic of this dissertation, "planning guidelines for real estate and property development with special referen~e to middle income houes.Lng - A case study in Sri Jayawardhanapura Kotte" examines the trends and problems of middle income housing and intends to formulate planning guidelines for middle income housing development. It is evident that more than 5U.0% of the developed land in urban areas in developing countries is devoted for housing. Demand for housing has been increasing in Sri Lanka spec.ially after 1977, with the governments emphasis on housing and urban development. The public sector has taken much of the responsibilit: Ies to provide housing to low income households and the prIvat.e sector is involved in real estate and property development a~tivities for middle income housing. Although a substantial number of studies in relation to low income housing have been carried out both by the public sector and volur:tary institutions, less attention has been given to middle income housing. This dissertation attempts to fulfil this gap by concentrating on middle income housing. Rapid growth of real estate and property development activities is a significant phenomenon of the urban development process in the post 1977 period in Sri Lanka. Nevertheless, a few planning studies have been undertaken related to real estate and property development so far. en_US
